As a Title Company our main job is to provide information to our clients in the form of a Search Letter or as a Title Commitment, the latter will become a Title Insurance Policy insuring the new buyer or mortgage company, once the transaction is completed. We take our clients through the process as smoothly as possible. We do not take the place of a bank, real estate agency or attorney; we work side by side with them. We maintain a non-biased attitude through the closing process. We view the process as a whole and can best conclude each individual transaction.
As a Title Company we provide many services for our clients:
- An extensive file system of prior title work for both Antrim and Kalkaska county
- Conduct land searches
- Check the history of property
- Look for liens
- Check for any outstanding interests, and/or conditions
- Outline the current status of the title
- State "requirements" needed to insure the property
- Prepare legal documents: Land Contracts - Warranty Deeds - Quit-Claim Deeds, etc.
- Conducts Mortgage - Real Estate - Private Closings
- Coordinate transactions
- Provide "Closings by Mail"
